Lived here for 8 months. The property was not well taken care of, the actual living space was cheap and everything fell apart. It took weeks to get a minor maintenance request looked at. The gates never closed because they were broken for 5 out of the 8 months we lived there. The maintenance team bangs on doors at 1 in the morning over “emergencies” and the property team doesn’t do anything to alleviate the concern of a random man banging on the door in the middle of the night. They act like that’s normal and they don’t owe the residents any explanation. There are rats all over the communal trash compactor. My dog got giardia within the first month of living there from all the dog poop that is all over the property. We lived on the top floor and had ants all over the place. There are huge cracks between the door and the frame which lets all sorts of bugs in and lets all of the heat/cool air out. Your utilities are expensive for no reason. And when you try to leave, they nickel and dime you for every little thing. We were told we left $1000+ in damages that we owe which is completely false. We left that hell hole in better shape than we got it. Don’t live here if you have any self respect.

A very sorry community, that's not worth the rent they charge. We lived there for 3 years and finally moved out. By the time we left, this is what the 'normal' was. 1. It's a gated community, except that the side gate (the one on Westpark drive) stays broken and wide open at least half the year. You could drive by even now, and check for yourself. That's how it was all 3 years. 2. The trash yard situation was a disaster all these 3 years. The entire apartment side had just 1 trash area, which overflows pretty easily with no cleanup happening for days. Rodents would abound. How the government has not come asking yet in spite of people making a complaint I don't know. 3. By the time we got into our 3rd year, the maintenance situation was so off that even a simple bathroom flush in need of repair would stay unattended for 10 days. These are just the things we faced, have known people facing even worse things. Feel sorry for the maintenance guys as they work hard, except that I feel they are severely understaffed and the management doesn't seem to do much about it. Oh and the exorbitant rent will keep increasing every year just all right.

Update 12/27 It's been 27 days since we left the property. We just received a charge of almost $1,500 for damages without any explanation. They didn't allow us to be present at the walkthrough. Just be aware! ---------------------------- I want to share my terrible experience living at Avalon. Once the lease is in effect, getting anyone to answer the phone was a rarity. The townhouse we leased is substandard for the rates charged, particularly in the Tysons Corner area. Most of our maintenance requests often resulted in mere patchwork solutions that would fail after a few weeks or months. The appliances are old and barely worked. The washer and dryer ruined all my clothes. The refrigerator temperature dial did not move, and we regularly had food spoiled by freezing in the refrigerator. At one time the fridge lost cooling functionality, and we had to throw away all our food before it recovered a few days later. I've encountered multiple landlord violations reported to the property manager via email such as maintenance staff entering without consent or notice, even without a maintenance request. For 10 days, we couldn't open the front door because a maintenance employee refused to fix it, which posed a hazard as it's the only emergency exit. The smoke alarms were installed incorrectly, causing over an hour of continuous alarming until maintenance removed them, clueless about what they were doing. This left us without smoke alarms for days. The property is poorly maintained. The trash overflows literally every week, and it is a normal occurrence to see 20 trash bags stacked outside of the dumpster for lack of space. And before Thanksgiving management had the nerve to send out an email threating tenants with 75-dollar fine per trash bag left outside the trash container instead of upgrading the trash service / capacity to meet the needs of the number of residents. Unsurprisingly there are rats and raccoons near the trash area and in other locations on the property. Security is a concern. As others have written the gate only closes 50% of the time, and the door locks appear to have been installed by an amateur and do not inspire confidence. Our front door had marks suggesting it had been pried open previously, which management made no effort to repair before we moved in. When we informed them of our move-out, they refused to schedule the move-out walkthrough inspection to allow us to be present.

Dirty, everything breaks, air quality in apartments is very poor. All my clothing has been ruined by moisture and the poor air quality plus cheap, low quality washer/dryer and I am still trying to catch up replacing it piece by piece. Everything I own is falling off, stretched out or ripped up. I can’t afford to replace certain things and it feels depressing everyday. The only laundry mat is several miles away, so it’s tough to use it every time. My dryer has been broken for over week now, so that makes it simple. Don’t use it anyway. Those costs plus cleaning costs (including fans, dehumidifiers, air purifiers) to combat the must plus $500 “amenities fees” must be factored in when you look at an apartment. Also time off to get your car when it’s towed (parked appropriately it will still happen & Avalon takes no responsibility) Trash never gets picked up around the complex, so factor in volunteer time for clean ups if you want any relief. Also time, energy and money to combat rodents and bugs. Front office staff turnover is frequent and no one in the office is responsive to concerns. Avalon seems to have a policy of finding ways to blame residents for any problems. If you value your health, your day to day quality of life and your sanity don’t even look here. And if you are living here now dealing with these issues you’ll see from reviews that you are not alone. Avalon may not care, but I am telling you it’s ridiculous and people shouldn’t have to live this way. Avalon should be ashamed of this property and of it’s customer service. Maintenace cannot keep up with the break downs and leaks and residents shouldn’t have to spend so much personal time & energy dealing with repairs, mildew, rodents, trash, getting towed (with a resident sticker), trying to using broken fitness room equipment, dirty dog wash area and common areas, broken car wash hoses, garbage pile ups and gates that rarely work. Against its own lease rules management chose to turn one entrance to the complex into a smoking area, so residents walk through clouds of smoke into and out of the gate area.

When it was my move-in day, I was in a hurry to fit my schedule, but the associates, Mattos and Cleckley, in the leasing office were very helpful and friendly. In addition to this, maintenance with the App is very systematic, and very easy to follow up on all the maintenance statuses. Whenever I made a request, the maintenance team(Pan, Wiliams, Gomez...) was always quick and tried to fix the problems at their best. Until now, I have been very satisfied with choosing Avalon.

My roommate and I have been experiencing issues since day 1. We are just about to move out and in the past year that we've been living here, we've had these problems: - Since we moved in, our fridge was broken for months. They clearly did not check that all appliances were working prior to move in. Despite reporting it and having the maintenance team validate that the motor causing the issue was faulty from the start, the management team was unsympathetic and even shifted the blame on us. - We faced a persistent pest problem with spiders, house centipedes, fruit flies, and doodle bugs, which made the living conditions uncomfortable and unhygienic. - Two weeks before moving out, the AC suddenly broke. Maintenance was only able to provide 2 temporary AC units, which had poor circulation, were not enough to cool both floors of the townhouse, and let in lots of bugs and even large moths. With the temporary fix, they also have been putting off fixing the actual AC for weeks. - A leaking shower head pipe caused water damage to the walls around the shower and neighboring walk-in closet carpet floors, leading to an unpleasant odor for days and the growth of mold. I had to immediately move everything out of the closet and a loud fan had to be running for 3 days straight. We also had to live with a massive hole in the wall with the shower head while they struggled to schedule for a vendor to fix it. The smell even spread to other parts of the house. - Lightbulbs kept breaking, and maintenance struggled to diagnose the problem or provide the necessary parts in a timely manner. - Maintenance neglected to clean our balcony after our neighbor's vomit dripped onto it, and it took them a month to address the issue. - The pedestrian gates were regularly broken, which meant that people would always leave them slightly ajar. Not only did this mean that the area was less secure, but also it was incredibly inconvenient to have to walk all the way to the main gate. Maintenance also refused to fix the gates after numerous requests. Overall, our experience at Avalon Tysons Corner Townhouse was a complete nightmare. The lack of responsiveness, recurring maintenance problems, pest infestation, water damage, and poor handling of incidents made it an EXTREMELY unpleasant place to live. These are the reasons why my roommate and I are choosing to move elsewhere. [Edit: Since posting this review, we reached out to Avalon to request compensation. After some discussion, Avalon was kind enough to provide us with $500-600 in compensation as a form of customer service. While this does not negate our experience, it definitely helped make us feel like they were sympathetic to our situation and valued their residents, even after knowing that we were going to move out regardless.]
